Short-term Letting & Management

 

Pre-tenancy services:

 

  • Advice on current market and possible rental including condition of the property and works required to make ‘letting ready'.
  • Instruct our approved contractors and manage any works required.
  • Professional photos and description ensuring your property will be marketed to maximise tenant interest.
  • Marketing the property through multiple websites and property portals.
  • Carrying out professional and accommodating viewings; meeting with potential tenants face to face.
  • Providing you advice and opinions on the best potential tenants for your property.
  • Referencing and credit checking your tenant through an outsource specialist agency.
  • Preparing our specialist tenancy agreement and legal documents to ensure a legally binding agreement is in place.
  • Tailored compliance assessment covering current legal requirements.
  • Provide details of rent & legal protection insurance services.

 

Start of the tenancy services:

 

  • Signing tenancy documents on your behalf and provision of keys.
  • Collection of first month rent and deposit to be protected in one of the government approved deposit schemes.
  • Assisting the tenant in setting up standing order for future rent payments, council tax and utility accounts.
  • Attending your property to carry out a start of tenancy check and welcome visit with the tenant.

 

During tenancy services:

 

  • Collection and forwarding of the rental income to you, after deduction of our management fee, in a timely manner.  A transparent statement if income will be provided to account for the income.  If an arrears situation arises our arrears chasing process will be implemented which includes attending the property in person.
  • Assistance with management and implementation of rent and legal insurance policy, if applicable.
  • Management of required in tenancy works using our professional judgment and approved contractors up to a £200 limit, for which a reserve float will be held, to ensure minimal inconvenience to you.  For larger works we will provide you with advice, estimates and consultation on completion.
  • Management of insurance works and assistance and guidance on submitting a claim.
  • Settlement of invoices on your behalf where appropriate.
  • Property Visits will be booked within the first three months of tenancy and twice in a year period thereafter unless circumstances require otherwise.
  • Renewal of tenancy and rental negotiation.
  • Compliance renewal.

 

End of tenancy services:

 

  • Service of legally compliance notices on your behalf to end a tenancy.
  • Notification of tenant serving notice and end of tenancy date in line with minimum period required.
  • Implementation of the letting process during the end of tenancy period to secure a new tenant and negate vacant periods.
  • Collection of all sets of keys and ending occupation of the tenant on the last business day of the tenancy.  A full end of tenancy inspection will be completed and council tax and utility services advised of end of tenant liability.
  • Completion of end of tenancy works and management of the release of the deposit with necessary deductions.
  • Advice, assistance and instruction of legal action against the tenant in the unlikely situation that the tenant refuses to vacate the property or leaves you with financial loss.
